Lely Resort has 40+ neighborhoods, each with its own build era, home styles, fees and rental rules — the details that actually decide where you should buy. I’ve pulled them together from MLS records, association data and years of local listings so you get insight the national portals don’t put in one place.

The most important filter at Lely

Lely Resort is not one community — start with Players Club status

Lely is 40+ neighborhoods with different associations, dues, and — most importantly — different obligations to The Players Club & Spa. In some neighborhoods membership is a mandatory recorded covenant (about a $10,000 refundable deposit + $6,400/yr + 6% tax); in others it’s optional; and a handful are mixed, depending on the exact home. Nothing changes the true cost of ownership here more than this.

The most accessible way into Lely Resort — lock-and-leave living with resort amenities and no yard work.

A genuinely one-of-a-kind, Spanish-Mediterranean “village” of flats, casitas and two-story townhomes built around its own 20,000-sq-ft Village Center — pub, bistro, coffee shop, gym, movie theater and a lagoon pool. It’s walkable, social, and the most design-forward address at Lely (it has collected 20+ design awards).

Three things that quietly change the math

Players Club membership

Mandatory in many newer Stock neighborhoods (Lakoya, Players Cove, Tasori), optional or not offered in others. It’s a real annual cost — see the cost guide.

Rental rules

Greenlinks, Indian Wells and Falcons Glen allow short-term/weekly rentals; most neighborhoods require 30-day minimums; the Classics estates require a full year. Decisive if income matters.

Dues vs. home type

Condo and coach-home dues run higher (they cover building insurance and exteriors); single-family dues are usually lower. Two homes at one price can cost very differently to own.
