A lot of people find this page after searching “Lely Resort 55+” or “senior community,” assuming it’s age-restricted. Let’s clear that up right away: Lely Resort is an all-ages, master-planned community in South Naples. It is not a 55+ or age-restricted development, and it is not a senior-care, independent-living, or assisted-living community — there are no age minimums and no care services on site. The governing documents carry no age restriction, and homes here are owned for full-time, seasonal and rental use.

So why does it show up in nearly every “where to retire in Naples” conversation? Because Lely has the features people shopping for a Naples retirement usually list — resort amenities, golf, tennis, pickleball, and low-maintenance homes — without the fence, the age rule, or the steep country-club buy-in that usually comes with it. If you need skilled nursing or assisted living, this isn’t the place. If you want resort amenities and two public golf courses without a mandatory equity buy-in, it is worth a close look.

One caution about listing sites: several national retirement directories file Lely Resort under “55+” or “active adult” categories. That’s a marketing grouping, not a legal status — the governing documents contain no age restriction and the community holds no HOPA (Housing for Older Persons Act) designation. Lock-and-leave condos & golf villas

The easiest homes to own seasonally. Ole and Greenlinks are the most rental- and carry-cost-friendly, with Coral Falls, Sunstone, Twelve Oaks, and Mystic Greens rounding out the condo options. Expect roughly $250K–$700K depending on building and view (approximate — verify current pricing).

Single-story villas & coach homes

A bit more room, still low-maintenance. Cordoba, Mustang Villas, Palomino Village, and Cottesmore are popular attached-villa and coach-home enclaves, generally in the $300K–$700K range — a garage and a little yard without full single-family upkeep.

Prefer a detached home with more elbow room? Single-family neighborhoods like Masters Reserve, Majors, Alden Woods, and the newer Tasori phase run roughly $550K–$1.2M, and the estate enclaves — Classics Plantation Estates, Lakoya, and Lely Island Estates — climb from about $1M up. Lely is now largely built out, so this is primarily a resale market, with only a few final Stock Development phases as true new construction.

THE PLAYERS CLUB

The Players Club & Spa lifestyle

The social heart of Lely is the Players Club & Spa, a roughly 30,000-square-foot amenity center that is a genuine draw on its own. It includes lagoon, lap, and family pools with a tiki bar, 13 Har-Tru tennis courts, pickleball and bocce courts, a roughly 6,000-square-foot fitness center, a full-service spa, a dog park, and casual dining. On the public-golf side, Sam Snead’s Oak Grill & Tavern handles the after-round crowd.

For many buyers, this is the reason to buy at Lely: a full slate of daily activity — a tennis or pickleball ladder, a fitness class, a swim, dinner at the club — without ever having to join a private golf equity club to enjoy it.

CARRYING COSTS

Cost realities before you commit

If you are budgeting carefully, the carrying costs matter as much as the purchase price — and at Lely they vary enormously from one home to the next. Here’s the honest breakdown. Every figure below is approximate; always verify current figures before you decide, since fees change year to year.

Master association

The Lely Resort Master POA runs about $30 per quarter (~$120/yr), plus a one-time capital contribution around $1,500 at closing. Modest and community-wide.

Neighborhood HOA

Separate and varies widely. Condos and coach homes are higher because dues cover building insurance and exteriors; single-family dues are usually lower.

Players Club membership

A sports-and-social membership, separate from golf: roughly a $10,000 refundable deposit plus about $6,400/yr in dues, plus 6% Florida sales tax (2026 schedule — verify).

The private option — The Classics equity golf club inside Classics Plantation Estates — is entirely optional, with published initiation that has ranged roughly $45,000–$100,000 and annual dues around $8,000–$22,000 by membership type.
