SOUTH NAPLES COMMUNITY COMPARISON

Lely Resort vs. Treviso Bay

Two of South Naples’ best-known golf communities sit just minutes apart in the same 34113 ZIP — but they are built on opposite philosophies. The short version: Lely Resort keeps golf and club membership largely optional, while Treviso Bay bundles a TPC membership into every home. Here is how to tell which one fits, from an independent agent who is not compensated by either developer.

THE QUICK ANSWER

The short version

If you remember one thing, make it this: the difference is commitment, not location.

Choose Lely Resort if…

  • ✓ You want flexibility — golf when you want, or not at all
  • ✓ You want the widest range of neighborhoods and price points
  • ✓ You’d rather keep mandatory club costs low (or opt in on your terms)

Choose Treviso Bay if…

  • ✓ You want a cohesive, all-in resort-club lifestyle
  • ✓ A TPC-brand golf course is a priority
  • ✓ You don’t mind the club membership being bundled into ownership

Both are excellent South Naples communities. This is a fit question, not a better/worse one — and the rest of this guide shows you exactly where they diverge.

LOCATION

Location: essentially neighbors

This is the easy part — both communities sit in South Naples’ 34113 ZIP, only minutes apart along the US-41 and Collier Boulevard corridor. From either one, the Gulf beaches, downtown Naples (5th Avenue South) and Marco Island all land within roughly a 15-to-20-minute drive, with the same everyday shopping and healthcare close by. If you are choosing between them, location is not the deciding factor — the lifestyle and cost structure are. For the wider area picture, see our guide to things to do near Lely Resort.

GOLF

Golf: the biggest difference

This is where the two communities genuinely split.

Lely Resort has three championship courses, and crucially, two of them are public — Flamingo Island (Robert Trent Jones Sr.) and Mustang (Lee Trevino) are pay-as-you-play, so you can live at Lely and golf without ever joining a club. The third, The Classics (a Gary Player Signature course), is a separate optional private equity club. In other words, at Lely your relationship with golf is entirely up to you. See the full picture on our golf page.

Treviso Bay takes the opposite approach and builds the whole community around one course: TPC Treviso Bay, an 18-hole Arthur Hills design that is widely described as the only TPC Network course in Naples. It is a genuine draw — a nationally branded, tournament-pedigree course — but access comes through the community’s bundled membership rather than public play.

The trade-off in one line: Lely gives you golf on your own terms; Treviso Bay gives you a TPC course as part of the package.

MEMBERSHIP & COST

Membership & mandatory cost

Because golf is structured so differently, the mandatory cost of ownership works differently too — and this is often the real decision.

At Treviso Bay, the model is bundled: a club membership (golf or social, depending on the home) is included with the purchase, so the club cost is part of owning there, not an optional add-on. The upside is simplicity and a cohesive, one-club community; the trade-off is that the recurring club cost comes with every home.

At Lely Resort, the club amenity — the Players Club & Spa — is required in some neighborhoods and optional (or not offered) in others. That means two Lely homes at the same price can carry very different mandatory costs, and you can deliberately choose an optional-membership enclave to keep fixed costs down. Our neighborhood comparison sorts every Lely enclave by whether the Players Club is required, and the cost-of-ownership guide breaks the fee stack down.

Fee amounts at both communities change and vary by home and neighborhood. Rather than rely on a headline number, compare the full carrying cost — HOA, master dues, club dues, food-and-beverage minimums and taxes — on the actual home, and verify the current figures with each community. For a deeper explainer of bundled vs. optional golf models across Naples, see our Lely vs. other Naples golf communities guide.

HOMES

Homes & price

Both communities are impressively broad — each runs from condominiums up to multimillion-dollar estates, so budget alone rarely decides between them.

Lely Resort spreads that range across 40+ distinct neighborhoods, from Ole’s Spanish-village condos to Stock’s newest luxury single-family enclaves like Lakoya — recent listings have run roughly $295K to $3.3M. The sheer variety is a big part of Lely’s appeal: several communities’ worth of choices under one master plan. Treviso Bay, reinvigorated by Lennar, offers a more unified, resort-styled collection — Terrace condominiums from the low $200Ks, coach homes, and executive-to-estate single-family homes reaching into the millions.

The practical difference: Lely is a place you shop across enclaves to find your fit; Treviso Bay is a place you buy into a single, cohesive club community. Browse current Lely inventory on the homes for sale page.

THE VERDICT

So which one?

There is no wrong answer here — only a fit. Choose Lely Resort if you value flexibility, the widest possible range of neighborhoods and price points, the option to play world-class public golf without joining anything, and the ability to control your mandatory club costs by choosing the right enclave. Choose Treviso Bay if you want a bundled, all-inclusive resort-club experience built around a TPC course, and you would rather have the membership handled as part of ownership than manage it à la carte.

The honest move is to line up two or three specific homes from each — with their real, all-in monthly and annual costs — and compare those, not the brochures. That is exactly what I do for buyers weighing South Naples communities.

Good to know

Frequently asked questions

What is the main difference between Lely Resort and Treviso Bay?

The core difference is the golf and membership model. Lely Resort keeps golf largely optional — two of its three courses are public pay-as-you-play, and its Players Club & Spa is mandatory only in some enclaves. Treviso Bay is a bundled community: a club membership (golf or social) is included with every home, so the ongoing club cost is baked into ownership rather than optional. Lely favors flexibility; Treviso Bay favors an all-in resort-club lifestyle around a TPC course.

Is golf mandatory at Lely Resort or Treviso Bay?

At Treviso Bay, membership is bundled with every home, so a golf or social membership comes with ownership. At Lely Resort, golf is not mandatory — two of the three courses (Flamingo Island and Mustang) are public and open to anyone, and the private Classics club is optional. Lely’s Players Club & Spa is a separate, no-golf amenity that is required in some neighborhoods and optional in others. Always verify the specific covenant for any home.

Does Treviso Bay have a TPC golf course?

Yes. Treviso Bay is home to TPC Treviso Bay, an 18-hole championship course designed by Arthur Hills, and it is often described as the only TPC Network course in Naples. Lely Resort does not have a TPC course, but it does have three courses of its own, two of them public. Verify current access, rates and membership details directly with each club.

Which is cheaper, Lely Resort or Treviso Bay?

It depends entirely on the specific home and how you plan to use it. Both communities span condominiums to multimillion-dollar estates. The key cost difference is structural: at Treviso Bay a club membership is bundled into every home, while at Lely Resort you may pay little or no mandatory club cost in an optional enclave, or a set fee where the Players Club is required. Compare the full carrying cost — HOA, master dues, club dues and taxes — on the actual home, and verify current figures.

Are Lely Resort and Treviso Bay close to each other?

Yes. Both are in South Naples (ZIP 34113), only minutes apart along the US-41 and Collier Boulevard corridor, and both put the Gulf beaches, downtown Naples and Marco Island within roughly a 15-to-20-minute drive. The choice between them is about lifestyle and cost structure, not location.

Which community is better for me?

Neither is better in the abstract. Lely Resort tends to fit buyers who want flexibility, a wide range of neighborhoods and price points, and the option to golf publicly or not at all. Treviso Bay tends to fit buyers who want a cohesive, bundled resort-club lifestyle built around a TPC course and don’t mind the membership being part of ownership. A local agent can line the exact homes up side by side against your priorities.
