SOUTH NAPLES COMMUNITY COMPARISON

Lely Resort vs. Fiddler’s Creek

Two of South Naples’ largest master-planned communities, a short drive apart — and both make golf optional, which surprises people who assume every Naples golf community is a mandatory buy-in. The real difference is elsewhere: what you are required to pay, and what you get for it. Here is an honest, independent breakdown from an agent who is not compensated by either developer.

THE QUICK ANSWER

The short version

Both are excellent, and both keep golf optional. The split is mandatory cost versus amenity package.

Choose Lely Resort if…

  • ✓ You want a lower mandatory baseline cost
  • ✓ You value being able to play golf publicly, without joining anything
  • ✓ You want the widest range of neighborhoods and price points

Choose Fiddler’s Creek if…

  • ✓ You want a dense, resort-grade amenity package
  • ✓ Private beach & marina access appeals to you
  • ✓ You’re comfortable with a higher required baseline (Foundation + CDD)

Neither is “better.” One keeps your fixed costs lean and flexible; the other bundles a richer amenity set at a higher required cost. The rest of this guide shows exactly where they diverge.

LOCATION

Location: both South Naples, minutes apart

Lely Resort sits in the 34113 ZIP between Collier Boulevard and US-41; Fiddler’s Creek is a little further south in 34114, closer to the road out to Marco Island. In practice they are a short drive apart, and both put the Gulf beaches, downtown Naples and Marco Island within roughly a 15-to-25-minute window. Fiddler’s slightly more southern position leans a touch more toward Marco; Lely’s is a touch more central. Either way, location is not the deciding factor here — cost and amenities are. GOLF

Golf: optional at both — but access differs

Here is a nuance that trips people up: both communities make golf optional, so neither forces a golf buy-in on every buyer. The difference is what happens if you don’t join.

At Fiddler’s Creek, there is one course — a well-regarded Arthur Hills design recognized among Golfweek’s Top 100 Residential courses — and it is private, members-only. Golf comes through an optional equity membership; skip it and you simply don’t play there.

At Lely Resort, the private Classics club is similarly optional — but Lely also has two public courses, Flamingo Island and Mustang, that anyone can play pay-as-you-play. So a Lely buyer who wants golf without a membership still has two championship courses at home. See the details on our golf page. That public-golf option is a genuine Lely advantage for casual and occasional golfers.

THE REAL DIFFERENCE

Mandatory cost: where they truly split

If one section decides this for you, it is this one.

Fiddler’s Creek requires every homeowner to join its Foundation, which typically brings a substantial one-time capital assessment at purchase (much of it structured as a refundable contribution) plus ongoing annual dues, on top of a Community Development District (CDD) assessment. That combination gives Fiddler’s a meaningfully higher mandatory baseline — the cost you carry simply for owning there, before any optional golf.

Lely Resort’s mandatory baseline is comparatively lean: a small master-association fee, with a CDD only where applicable by enclave. The big variable at Lely is the Players Club & Spa, which is required in some neighborhoods and optional in others — so you can deliberately choose an optional enclave to keep fixed costs low. Our neighborhood comparison sorts every Lely enclave by that covenant, and the cost-of-ownership guide breaks down the full fee stack.

The trade-off in plain terms: Fiddler’s higher required cost buys a richer, more inclusive amenity package; Lely’s lower required cost buys flexibility. Exact amounts change and vary by home — compare the real all-in carrying cost (association dues, CDD, any club dues, taxes) on the specific home, and verify current figures with each community.

AMENITIES

Amenities: density vs. flexibility

Fiddler’s Creek is genuinely amenity-dense: a large clubhouse and resort pools, a full-service spa, fitness, tennis, bocce and pickleball, and — a standout — optional access to private beach and marina facilities on the coast. For buyers who want a self-contained, coastal-club lifestyle, that package is a real draw, and it is part of what the higher mandatory cost supports.

Lely Resort centers its amenity life on the Players Club & Spa — roughly 30,000 square feet of lagoon and lap pools, 13 Har-Tru tennis courts, pickleball, bocce, a fitness center, a full spa and casual dining. It is a strong resort amenity, with the key difference that at Lely it is not mandatory everywhere. Lely doesn’t offer a private beach club; instead it trades on being a short drive from the public Gulf beaches and Marco Island.

HOMES

Homes & price

Both communities are broad, but they skew a little differently. Lely Resort spreads a very wide range across 40+ enclaves — recent listings have run roughly $295K to $3.3M, so it serves first-time Naples buyers, downsizers and luxury buyers under one master plan. Fiddler’s Creek also spans condos to estates, but its single-family market skews higher-end — recent sales have averaged well into seven figures — reflecting its amenity positioning.

Put simply: Lely gives you more entry points and more variety; Fiddler’s gives you a more uniformly upscale, amenity-forward setting. Browse current Lely inventory on the homes for sale page, and see how the enclaves differ in the neighborhoods overview.

THE VERDICT

So which one?

Choose Lely Resort if you want to keep your mandatory carrying cost lean, value the option to golf publicly without joining a club, and want the broadest possible range of neighborhoods and price points. Choose Fiddler’s Creek if a dense, resort-grade amenity package — including private beach and marina access — is worth a higher required baseline to you, and you prefer a more uniformly upscale, self-contained community.

As always, the honest move is to price two or three specific homes from each community with their real all-in costs — associations, CDD, any club dues and taxes — and compare those, not the brochures. That side-by-side is exactly what I build for buyers weighing South Naples communities.

Frequently asked questions

What is the difference between Lely Resort and Fiddler’s Creek?

Both are large master-planned South Naples communities where golf is optional, but they differ most in cost structure and amenities. Lely Resort keeps mandatory costs low (a small master association fee) and offers two public golf courses plus an optional private club. Fiddler’s Creek requires a Foundation membership of every homeowner, with a substantial capital assessment and ongoing dues, plus a Community Development District (CDD) assessment — a higher mandatory baseline — in exchange for a dense amenity package that can include private beach and marina access. Verify all current figures.

Is golf mandatory at Fiddler’s Creek or Lely Resort?

Golf is optional at both. Fiddler’s Creek has a single private, members-only course with an optional equity membership, so if you don’t join you don’t pay golf dues — but there is no public play. Lely Resort also makes its private Classics club optional, and additionally has two public courses (Flamingo Island and Mustang) that anyone can play without joining. So at Lely you can golf publicly without any membership; at Fiddler’s Creek golf requires the optional equity membership.

Does Fiddler’s Creek have CDD fees?

Yes. Fiddler’s Creek homes carry a Community Development District (CDD) assessment, typically in the range of roughly one to three thousand dollars or more per year depending on the phase and home, in addition to a mandatory Foundation membership. Lely Resort neighborhoods may also carry a CDD where applicable, but Lely’s overall mandatory baseline (a small master association fee) tends to be lower. Always confirm the current CDD and association figures for the specific home.

Which is more expensive, Lely Resort or Fiddler’s Creek?

It depends on the home, but Fiddler’s Creek generally carries a higher mandatory baseline cost because every homeowner joins the Foundation (a large capital assessment, much of it structured as a refundable contribution, plus annual dues) and pays a CDD assessment. Lely Resort’s mandatory costs are typically lower, with the Players Club being the main variable and only required in some enclaves. Both span condos to multimillion-dollar estates, so compare the full all-in carrying cost on the actual home and verify current amounts.

Does Fiddler’s Creek have beach access?

Fiddler’s Creek offers optional access to private beach and marina amenities (through its Tarpon Club and related facilities on the coast), which is one of its distinguishing perks. Lely Resort does not have its own private beach club; instead it sits about a 15-to-20-minute drive from the Naples-area and Marco Island public beaches. Confirm current beach and marina membership terms and availability directly with each community.

Are Lely Resort and Fiddler’s Creek close together?

Yes, they are both in South Naples, a short drive apart along the US-41 corridor — Lely Resort in ZIP 34113 and Fiddler’s Creek a little further south in 34114, toward Marco Island. Both put the Gulf beaches, downtown Naples and Marco Island within roughly a 15-to-25-minute drive, so the decision is about cost, amenities and feel rather than location.
