Lely Resort spans roughly 2,900 acres and 40-plus distinct enclaves — so "which neighborhood is best?" is really three smaller questions. Answer them in order and the map narrows fast.

There is no single "best" Lely Resort neighborhood — only the one that fits how you want to live and what you want to spend.

Lely Resort is an all-ages master-planned community in South Naples (34113), built by Stock Development and now primarily a resale market. With more than 40 enclaves ranging from roughly $250K condos to multimillion-dollar estates, browsing listing by listing is the slow way to shop. The faster path is to answer three questions in order: club membership, home type, and lifestyle priority. Each one eliminates a big slice of the community, and what remains is a short, honest list worth touring. QUESTION 1

Is Players Club membership required?

This is the single biggest sorting line at Lely Resort, so answer it first. The Players Club & Spa is a ~30,000 sq ft sports-and-social club — lagoon and lap pools, 13 Har-Tru tennis courts, pickleball, bocce, a large fitness center, full spa, dog park, and casual dining. It is a wonderful amenity, but it is not free, and it is separate from golf. Some Stock-built enclaves make membership mandatory (a covenant that runs with the home); others make it optional or don't offer it at all.

Budget expectations for the Players Club run to roughly a $10,000 refundable deposit plus about $6,400 per year plus 6% Florida sales tax (2026 figures — verify current figures before you rely on them). If a full social calendar and resort amenities are the reason you're moving to Lely, target the covenant enclaves. If you'd rather not carry that cost, filter to optional or no-membership enclaves. Golf is a different decision entirely: two of the three courses (Flamingo Island and Mustang) are public, pay-as-you-play, no membership needed. What home type and maintenance level fits?

Home type sets your price band and, just as importantly, how much upkeep is yours versus the association's.

Condos & golf villas — ~$250K–$700K

Lowest entry price and the least exterior upkeep — ideal for lock-and-leave living. Examples include Ole, Greenlinks, Coral Falls, Twelve Oaks, Mystic Greens, Verandas at Tiger Island, and Indian Wells Golf Villas. Most are Players Club optional; a few (like Alden Woods) are required.

Coach homes & villas — ~$300K–$700K

Attached homes with a bit more space and often a private garage, still low-maintenance. Look at Cordoba, Mustang Villas, Palomino Village, Ascot, Calumet Reserve, Saratoga, and Hawthorne. Covenant status is mixed here — Cordoba, Ascot, and Hawthorne require the club; others are optional.

Single-family — ~$450K–$1.2M

Detached homes with yards, pools, and more square footage. Options range widely: Masters Reserve, Champions, Falcons Glen, Prestwick Place, Players Cove, Legacy, Ashton Place, Signature Club, Cottesmore, Chase Preserve, and more. Many single-family enclaves are Players Club required, so confirm early.

Estates & luxury — ~$700K–$3.9M

The most privacy, largest lots, and top-tier finishes. This is Classics Plantation Estates, Lakoya, Lely Island Estates, Tiger Island Estates, and Majors. The Classics also hosts the private Gary Player Signature golf club — a separate, optional membership.

Home type usually leaves you with several enclaves. This question breaks the tie by matching each one to how you'll actually use it.

Golf-front living

Both public courses wind through the community, so fairway and green views exist across price bands — Indian Wells Golf Villas and Verandas at Tiger Island on the condo end, Falcons Glen and Mustang Villas higher up. You do not need a golf membership to own a golf-view home here.

Lock-and-leave / seasonal

If you split time between homes, prioritize condos and golf villas where the association handles the exterior — Ole, Coral Falls, Twelve Oaks, and Mystic Greens are natural fits. Less yard, fewer worries when you're up north.

Rental income & flexibility

Short-term rentals are rare at Lely — most enclaves require 30-day-plus minimums with limited leases per year. The two standouts for flexibility are Greenlinks (a resort-rental program) and Ole. Always confirm the current rental rules with the specific HOA.

Luxury & privacy

For space, gated seclusion, and estate-caliber homes, focus on Classics Plantation Estates, Lakoya, and Lely Island Estates. Larger lots, water and preserve views, and a quieter pace.

Every Lely home carries a small master POA fee (roughly $30/quarter, plus a one-time $1,500 capital contribution at closing) on top of a separate neighborhood HOA that varies widely by enclave. Add Players Club dues where required, and, if you're considering the Classics, its private golf initiation and annual dues are a further optional layer.
