First question: is Players Club membership required for this home?

Two nearly identical homes across the street from each other can carry very different annual costs — and the reason is almost always the same.

The single biggest cost difference between two Lely Resort homes is whether membership in The Players Club & Spa is mandatory or optional. In many Stock-built neighborhoods — Lakoya, Players Cove and Tasori among them — membership is written into the covenant and required. In others it is optional, or simply not offered. That one line in the HOA documents can swing your yearly carrying cost by thousands of dollars, so it deserves to be the very first thing you check before you fall for a floor plan.

HOMES BY BUDGET

Home types & price bands

Lely Resort spans roughly 2,900 acres and 40-plus neighborhoods, and it is an all-ages community — not a 55+ or age-restricted development. That mix is why homes here serve full-time, seasonal, and rental use side by side. Here is how the housing stock sorts out by price so you can aim your search. Condos & golf villas

Ole, Greenlinks, Coral Falls, Sunstone, Twelve Oaks, Mystic Greens. Roughly $250K–$700K. Lowest-maintenance entry point; Greenlinks and Ole are the most rental-friendly.

Villas & coach homes

Mustang Villas, Palomino Village, Cordoba, Cottesmore. Roughly $300K–$700K. Attached living with a bit more space and often a two-car garage.

Single-family

Masters Reserve, Majors, Alden Woods, Tasori. Roughly $550K–$1.2M. The heart of the community — detached homes on a range of lot sizes.

Estates & luxury

Classics Plantation Estates, Lakoya, Lely Island Estates, Tiger Island Estates. Roughly $1M–$3.9M. Larger lots, custom builds and the private Classics golf setting.

One note on short-term rentals: they are rare here. Greenlinks runs a resort-rental program that allows even nightly and weekly stays, and Ole is more lease-friendly; most other neighborhoods restrict leasing (30-day minimums, limited leases per year). Always verify the exact rule with the specific HOA.

“What are the fees?” rarely has a one-number answer at Lely, because the cost stacks in layers. Here is the whole picture, from the small shared master fee to the optional golf equity. Two of the three courses — Flamingo Island and Mustang — are public, pay-as-you-play, so you can golf without joining anything (details on golf). And the Players Club is a sports-and-social membership, not a golf membership — the 30,000-sq-ft amenities center covers pools, tennis, pickleball, fitness, spa and dining.

MARKET REALITY

A resale market, with a few final new-construction phases

Lely Resort is now largely built out, which means you are shopping a resale market for the vast majority of homes. The exceptions are a handful of final Stock phases — Lakoya, Tasori and Sunstone — where newer construction is still available. Inventory typically runs somewhere around 124–141 active listings at any given time, spanning roughly $295K to $3.3M. Practically, that means good selection and real negotiating room, but it also means each home comes with its own age, updates and covenant terms to check — there is no single “model home” standard across a built-out community. Location is a genuine draw: you’re about 15–20 minutes from downtown Naples, the beaches and Marco Island.
